The Highway 70 access from south Oroville is practical for buyers who need to commute toward Chico or down the valley.

The Monroe Ridge area offers a suburban feel with reasonable pricing and solid neighborhood character. It’s been a consistently popular area for working families and first-time buyers for years.
Downtown and Midtown Oroville — The Character Buy
If you have a tolerance for older homes and some DIY sensibility, the midtown and downtown-adjacent areas of Oroville offer the best character and largest lots per dollar in the city. For buyers with some renovation comfort and a longer time horizon, midtown Oroville can be the best value play in the entire market.
